For depths 13ft and above, these are classified as extra depth due to the increased roof span, requiring upgraded roof timbers for enhanced strength and durability. This ensures your building remains structurally sound and long-lasting, even at larger sizes. As a result, buildings with extra depth are priced higher to reflect these essential upgrades.

Timber Base – 25-Year Warranty

Our robust timber-framed foundation is built to UC4 standards using C24 builders-grade timber for exceptional strength and durability. Unlike the flimsy “stake-in-the-ground” bases many companies offer, our posts are set in holes that are 3ft deep and 1ft wide, filled with concrete for maximum stability. This ensures zero movement over time and a solid, long-lasting foundation.

Steel Ground Screw Base – Lifetime Guarantee

For the ultimate foundation, our steel ground screw system is built using galvanized heavy-duty ground screws, officially tested to support up to 7,000kg each (depending on soil conditions and specifications). These screws are the tried-and-tested solution for modern construction, widely used as foundations for entire houses.

The helical screw design is engineered to cut into and compact the soil, distributing weight evenly for maximum load-bearing strength and stability. Unlike traditional foundations, ground screws adapt to natural soil movement, preventing shifting or cracking over time. Because of their strength and reliability, they are fully recognized in UK building regulations and approved for permanent structures, making them the professional choice for foundations.

On top of the screws, we construct a UC4-treated, C24 timber frame, ensuring zero ground contact and zero risk of rot. This premium system is ideal for:

Alternative Base Options

While we offer the best base solutions, you may prefer to install your own foundation. If so, we recommend:

Concrete slab bases

Paving slabs

Decking areas

Your own timber base (contact us for a diagram to ensure compatibility)

🚫 We do not recommend plastic grid systems (even when filled with shingle) as they often lack the strength needed to support heavy buildings.

🚫 We also do not recommend concreting steel posts into the ground. While this might seem like a solid option, it comes with serious risks. Metal expands and contracts with temperature changes, which can lead to stress fractures in the concrete, shifting, or structural instability over time. Additionally, moisture trapped between the steel and concrete accelerates corrosion, weakening the foundation from within. Once issues arise, repairs are costly and often require digging up the entire base—something that’s completely avoided with ground screws.

Important Information – Read Before Ordering

🔹 Ground Level Considerations – If your site has a drop of more than 2ft, please inform us before ordering. Additional materials and labor will be required, and pricing will be adjusted accordingly.

🔹 Steps Are NOT Automatically Included – If your base raises the building off the ground, steps are not included by default. Most of the time, this isn’t needed, but if you require steps, please ask us for a separate quote before installation.

Our buildings are thoughtfully designed to meet practical needs while staying within planning guidelines. Externally, they stand 8ft at the ridge. For apex buildings, the eaves come down to 6ft 6”, and for pent buildings, the eaves are slightly taller at 7ft. These heights, often considered “extra height” by other companies, are standard at Spikeows.

Need something taller? Buildings exceeding 8ft in height typically require planning permission, but if you’re planning a unique project, like a golf simulator or any other purpose, we’re here to help. Send us your desired specifications, and we’ll provide a custom quote to match your requirements!

Payment Process at Spikeows Ltd

We’ve designed our payment process to be simple, secure, and transparent.

1. Deposit Payment (20%)

To secure your order, we require a 20% deposit at the time of purchase. When you add an item to your basket, you will only be asked to pay the deposit at checkout—not the full balance upfront.

We accept deposits via BACS (bank transfer) or PayPal. While BACS is our preferred method, if you choose PayPal, please be aware that any associated fees will be added to your total.

2. Final Payment

The remaining balance depends on the type of build:

Standard Buildings: The final 80% balance is due on the day of installation and must be paid via BACS or cash.

Massive Builds or Buildings with Insulation & Boarding: The final balance is split into two payments:

40% is due when the structure is delivered and installed.

The remaining 40% is due upon completion of insulation and boarding.

💳 PayPal is NOT accepted for final payments. If you require a PayPal payment, you must cover the additional processing fees.

Finance Options

We do not offer finance directly. If you require financing, we strongly recommend arranging this yourself beforehand so that funds are available when payment is due.

This structured approach ensures a smooth transaction while keeping costs low. If you have any questions, feel free to contact us—we’re happy to help!

We offer free delivery within 50 miles of our main depot at HR7 4RX. For locations between 50 and 200 miles, delivery is charged at £1 per mile (e.g., 51 miles = £51). For locations over 200 miles, delivery is charged at £200 + £5 per mile beyond the 200-mile mark. These additional fees help cover extended travel times, accommodation costs, and bonuses for our team, as longer trips often take two days and require them to stay away from their families.

Enter your postcode at checkout, and the delivery fee will be automatically calculated.

For installations, we typically arrive between 7:00 AM and 8:00 AM. Please ensure clear access to the site, no height restrictions, and a solid, level base is ready (whether provided by us or you).

At Spikeows, we deliver and install 15 buildings per week, with the same expert teams who manufacture your garden room also handling the installation. We do this to ensure continuity, quality control, and attention to detail from start to finish—no subcontractors, no surprises.

We don’t operate on a rigid “next available month” system. Instead, our availability fluctuates week to week depending on demand.

If you don't have a base and would like us to do a base these are your options. The steel frame only is steel under your building to elevate off the ground, to ensure no rotting or water issues. The ground screws are required if you have no solid base area, it needs to be somewhat level.
If your base is going to be elevated of the ground, up to 2ft due to un-level ground, you may want us to clad around the base and add steps.

Which direction do you want your cladding? If Vertical more framework is required so costs more. Usually £4 ft2, on offer April 2025, £250 on any building.
A frame, made from your chosen framework, that decides your room up. It’s only frame no boarding, ready for you or us to insulate and board to your desired finish.
We use 50mm Kingspan insulation in walls & ceiling, 25mm in the floor, finished with P5 moisture-resistant MDF, laminate flooring, and skirting boards. For better value, we recommend DIY or a local tradesman post-install to combine with electrics.

We offer two electrical packages—one for sites with existing power and one for those without. Both include 5 overhang spotlights, 6 internal spotlights, 4 double plug sockets, a fuse box, and full 1st & 2nd fix installation. Extras can be added—let’s discuss! Pricing applies within 100 miles.
